If you’ve been thinking about adding a casita, garage conversion, or pool house to your property—now is the time. The City of Phoenix recently updated its zoning ordinance to make Accessory Dwelling Units (ADUs) easier to build across most residential lots.
Heres what you need to know!
🔑 Key Highlights:
✅ Up to 2 ADUs allowed per lot
A third ADU may be allowed in special cases
Applies to common single-family zones like R1-6, R1-10, and more
✅ Size limits based on lot size:
ADUs can be up to 75% of the main home’s gross floor area
On lots up to 10,000 sq ft, each ADU can be up to 1,000 sq ft
On lots over 10,000 sq ft, each ADU can be up to 3,000 sq ft
✅ Lot coverage rules still apply
You’ll need to calculate your current lot coverage based on your existing home and structures
Use the Maricopa County Assessor’s Office to find your property size and structure dimensions
Then use Phoenix’s My Community Map tool to check your zoning designation and coverage allowance
